There is serious water damage on the first and second floors (ceilings and floors have fallen), on the east side of the home. There is no copper plumbing, looks like some galvanized remains, but it's pretty hacked up. The electrical is all cut at the box, looks like mostly knob & tube (no updated electricity other than the box). All of the radiators are missing. Neighbor said someone was in the process of renovating, but something fell through and he yanked everything out. Beautiful old home though.

I like the ideas being kicked around on this property. Biggest drawbacks to retail here are walkability (it's about 3 blocks past Slows, people might feel uncomfortable walking that far) and size, I imagine. Pros are that it is in a prime spot as Roosevelt Park is reborn. Looking forward to hearing what ThatDetroitAndy does with it!

Explored this building a little bit this weekend. It seems pretty solid: leaky roof but the supports have recently been replaced, at about the same time as the windows were blocked over. The west stairwell is in good shape. There is a bunch of furniture on the 1st floor, along with ~20 new-ish chemical barrels. Used to be the site of Edmund & Jones Corporation, who specialized in headlights/lamps. At some point it became home to Philip Dubrinsky Enterprises, a trucking company which did business at the address 2700 Buchanan.

A property can be withdrawn for any number of reasons, including the owner paid the back taxes, the owner worked out a payment plan with the county or the owner got some sort extension. If it has been withdrawn it will more than likely not show up again in this year's tax auctions. Had the property not been bid on in the first auction (the one in September), it would go to the second auction (in October) where the bidding starts at $500.

I checked out the Indian Village homes over the weekend. The brick looks good here, but the entire roof is shot, there are large holes in it where rain & snow have been pouring through (for years, according to neighbors). There is no updated electrical, still has fuses. No updated plumbing. Needs new furnace. A big issue is the mold. With the constant water pouring in, and the doors & windows sealed, mold has spread throughout the home. The wood floors are ruined due to the water (buckled in places, rotten in others, sections cut out, etc). There substantial water damage to the plaster walls & ceilings in addition to the mold.

I do have a question about the IV elements of design: would the neighborhood association ever amend the EoD to allow for metal (or even slate) roofs in period design? Karen -- I don't think the Elements of Design are a major issue related to this problem. There have been metal replacement roofs allowed (such as at 2171 Iroquois for example). And it's not as much of an issue unless you're replacing an original roof of some type. New slate roofs are so expensive that I don't see them being a factor. Good luck in your search!

The current building has serious fire damage and certainly the upper level needs to come down, if not the whole thing. Because it's a secluded area, the building is often targeted by arsonists. It's a shame, because it used to be a decent spot, but now Alfred Brush Ford Park is very neglected and barely used. Mariner Park is used a bit more, but mostly by people parking up their cars. I wish the city would spend some money here.

I checked out the Indian Village homes over the weekend. Externally, the porch is in bad shape; what appears to be stucco is actually some sort of board painted white; the garage wall structure is solid, but it needs a new roof; many windows are missing; and the house roof is bad. Inside, there is a lot of water damage (the water is trapped somewhere internally, it was still dripping into the first floor, days after the rain stopped). There are a couple random runs of pex, no copper, most plumbing fixtures are gone. Some radiators remain. Overall, beautiful custom built house, but seriously neglected, needs a ton of work & tlc. Oh, there's a cool bar & fireplace in the basement :)

Stopped by this property. The interior needs a lot of work. No kitchen, no bathrooms. Pretty much emptied out. There was someone in it that was working on it that said that they currently have a tax agreement with the County and that they were current with the payments. It sounds like they will be suing the County for possession of the house. Good luck to you if you bid on it, the sale may be revoked.

Well, this one has strong appeal because it is across the street from the new Whole Foods which will be opening up in 2013. It's also walking distance to future light rail possibilities, the DMC, and downtown. It's a large historic home which has a huge warehouse addition attached to the back of the building. It would make a great loft development for sure. Hopefully the owner is not just a speculator and actually has plans to bring the property back to life.

Not great curb appeal currently, but with some new windows and a microbrewery it might turn out to be a pretty cool place. Maybe some glass roll-up doors on Michigan Ave during summertime weather? Also, a new color scheme on the exterior and some interesting signage might help to soften the kind of drab, rectilinear look.

Try the Wayne County Registry of Deeds to find the owner of this property: http://www.waynecounty.com/deeds.htm Supposedly you can look up deeds by address but I didn't see a way to do it with the online tools. There is a phone number you can call to get more info. Normally, you could find the owner also on the Wayne County web site under "Pay Taxes Online" but all of these properties are listed as owned by Wayne County now.

Yes it would. There's a lot of water damage in the back, many missing windows and the roof is shot. It'd need 20-30k at least to be up to code. The back wall is wood and is sagging 4-6" towards the center. There is a center support wall parallel to brush that's stable, but all the back wall needs to be rebuilt and it'll need new floor joists from this wall to the back. The front stairs need to be reconstructed. There is a nice view of the downtown and the fisher building from the roof, however.

After talking to the city assessor’s engineer & the former owner, I have the following information on 3111 Trumbull. The house is split into 3 condos, all of which are for auction separately. The auction id’s are 522823, 522824, 522825; respectively. To buy this house you must buy them all. Further, this gives you 3 separate tax bills totaling about 7K/year. I also learned that the property is gutted down to the studs, so it would need all new everything.

You could have just looked at the online tax database and peeked through the window... The A/C units in the place are probably worth $10k alone. There is also a bunch of drywall (even a jack) left there. The roof is new, the windows are new (skylights in the top-floor master suite), and there is extensive PEX plumbing and electrical installed.

I did look through the tax database. By doing so I found out the that the house has 4 tax id’s, one for the house as a whole & one for the each of the three condos. I also have surveyed the entire house inside & out, which is how I know that there are 4 electric cans. My initial concern was that different people would unknowingly buy the three condo’s causing a problem down the line. When I found that there was a fourth tax id & electric panel, I thought there was the potential for the previous owner, or a buyer in next year’s auction, to buy the bricks, roof, basement, etc & give the condo owner(s) a hard time. For this reason I called the previous owner who let me know that the fourth tax id is no longer valid. (He also let me know that the HVAC system is set up for the addition of geo-thermal.) When I called the assessor’s engineer she confirmed that there should not be 4 tax id’s, but she still needs to do research prior to updating the tax scheme for this house. With regards to the condition of the house; it is obvious the previous owners spent A LOT of money on the gut, roof, windows, carpentry rough, & mechanical roughs, etc. However, the roof ridge was not installed properly so it leaks, about a third of the electric has been stolen, one of the 3 AC’s was scrapped, the HVAC is only partially installed, the pex was installed REALLY poorly, & all of the brass Pex fittings were stolen in quite a destructive manner. I think that the main issue that you would have, beyond everything being partially destroyed, is that the systems were all installed in more of a commercial manner than a residential way, so the contractor you will have to hire to make sense of that mess will be more expensive. That house is HUGE & the drywall in the foyer is not enough to finish one room. Also I’m pretty sure that thing in the back is not actually a drywall jack. I think it’s a manual hi-lo. Regardless, my initial point was not to dissuade anyone from purchasing this house. I live 2 blocks away and am just finishing up renovating a house that is basically a half size replica of that house. It took me 3+ years and A LOT of money. I want a good neighbor and I want to make sure that it goes to someone who knows what they are getting into & has the means to finish the house in some kind of a reasonable time frame. Included in having the means to complete the project is having the ability to pay $550/month taxes while working on the project. That is the main reason I’m not bidding on this place. I’m sure I could get this project wrapped up myself in 5-6 years but I’m not in the position to pay 35K in taxes while working on it. The house is awesome, the area is awesome, the price is a steal, I just want to make sure that the purchaser is prepared for the project they will be taking on. If you are that purchaser, I wish you the best of luck!

The first place I always look when I’m curious about a property is here: http://www.waynecounty.com/treasurer_payonline.htm . This will give you the parcel ID. If the taxes are current, it will give you the owners name only. If the taxes are past due you can see the owner’s name any all previous years’ taxes which will give you an idea of the current taxes. If the property is foreclosed, it is less helpful, but at least it confirms that that the property is actually available. From here you can just call the treasurer’s tax information line @ 313-224-5990. If the property is still owned, say you are the name from the search you just did & they will tell you the current year’s taxes. If it foreclosed, just tell them you are going to be buying the property & want to make sure you can pay the taxes. They will tell you the current taxes. Another interesting place to get info is the register of deeds: http://www.waynecountylandrecords.com/RealEstate/SearchEntry.aspx . This is searched by owner’s name only, but it allows you to see title transfer info. If you want to contact the previous owner for any reason, the easiest way I’ve found is to google and/or facebook them. Even if you can’t get their direct contact info, you should be able to get a hold of someone in their immediate family, find out where they work & call there, etc. If you know a licensed realtor they will have access to http://www.realcomponline.com . This will give you instant access to all county records including taxes, deed transfers, previous sale prices, previous listings, etc.

Last winter, the water pipes burst and a huge ice berg formed inside, there is very severe damage to the interior walls and floors and it will require an extensive amount of time and money simply to be occupied. I've seen many people come to look at it -- it looks much better from outside than the reality.

I was in this home about three years ago when it was for sale, and it was a huge mess then. And that's when the electricity and water were on and people were living there. The electric, plumbing and furnace were all extremely outdated, the place was filthy and the roof was leaking. Bottom line this house was a mess then and it sounds like it has only gotten worse. From what I understand, one of the neighbors is trying to buy it and turn it into a livable space again but expects it will take several years.

I checked out this house last week. It looks great on the outside, but it looks awful on the inside. There are a number of buckled floors, burst pipes, rotted plaster, and a severe mold problem throughout the house. These problems are bad, but what really scares me is the furnace. As an HVAC specialist, I can say this system is totally shot, with some burst pipes and rust. The heating system is easily a $10,000 job. I'd suggest you look elsewhere for a deal - I am!

This house is a 5 minute walk to the coming Hazelwood light rail station on Woodward. Although it is not technically located in Boston-Edison, this street really feels like a part of it since Atkinson is adjacent to the neighborhood. The houses on this street tend to be large, historic, and well-cared for. It's really unbelievable that a few of these houses are vacant and that some people actually want to live in cookie-cutter houses in the suburbs. For those bidding on this house, please also look at the listing for 9155 Woodward as this property is located directly across the street from your potential new home. 9155 would make a great commercial location for a pub, inn, restaurant, biergarten, etc. 26 Atkinson would also make a great B and B since it is right off Woodward and near future transit, walkability, etc. You'll also want to check out the several other houses available on Atkinson east of the Lodge Freeway as all of these houses are within walking distance to the coming light rail station. Just type the addresses into Google Maps and you'll see how many minutes you have to walk to get there! No car will be needed to get to downtown, New Center, Wayne State, Ferndale, etc. The two light rail stations which will be servicing this neighborhood will be located at Hazelwood and Calvert.

I entered this building today and explored with a flashlight and it is simply enormous inside! Although it is pretty trashed it looks like most of the mess is garbage haul away. A lot of the original plumbing is still in the building and perhaps some of the electric too. The structure of the building is very sound and it has amazing potential for lofts, retail, bar, pub, etc. I can't take on this kind of project, but it seems doable for the right person or crew. It's the only commercial building available on Woodward in this auction and it's about 2 blocks and 3 minute walk from the coming Hazelwood/Holbrook light rail station on Woodward. There is a huge area outside which would be great for outdoor cafe seating. This would be an incredible place for a permanent Tashmoo Biergarten as there is so much great space to sit outside and enjoy the neighborhood and Detroit. It's located on the corner of Atkinson and Woodward. Atkinson is a beautiful street with established and historic architecture which is well-kept. This building is also walking distance to that gorgeous building at 35 Owen and to Boston-Edison. The building is made of a light-colored brick which isn't so attractive, but perhaps that could be plastered over to give it a softer and more interesting look, maybe something along the lines of what you see with traditional English or Irish pub architecture while traveling through Europe. Tomorrow is the last day to bid on the property, so it would be great if someone reading this passes the info on to the Tashmoo Biergarten ASAP or someone else looking for a great entry level retail/restaurant type property on Woodward. The community here would love to see something exciting like this as it could be truly transformational for the whole area. Imagine getting off the light rail and walking here to meet friends, have a beer, listen to music, eat some good food, and then take a short walk back to your historic home in Boston-Edison! In fact, there are several amazing homes for sale in the auction that are about a 5 minute walk from this location.
